This VA Eligibility FAQ is provided to help you understand VA eligibility and reuse eligibility for another VA loan.

  • Who is eligible for a VA loan?
    Veterans and service members with an honorable discharge from the U.S. Army, Navy, Air Force, Marines, Coast Guard, National Guard, Reserve components, or U.S. military academies may be eligible.
  • How do I apply for a VA loan?
    You can apply through any mortgage lender that participates in the VA home loan program. A Certificate of Eligibility (COE) is required to confirm eligibility.
  • What is a Certificate of Eligibility (COE), and how do I get one?
    A COE is issued by the U.S. Department of Veterans Affairs and confirms your eligibility to use VA loan benefits. You can apply by submitting VA Form 26-1880 with proof of military service to the VA. In many cases, eligibility can be verified electronically.
  • Can my lender obtain my COE for me?
    Yes. Most lenders can access the VA’s Automated Certificate of Eligibility (ACE) system, which may issue a COE instantly if sufficient records are available.
  • What proof of military service is required?
    Active duty: Statement of service signed by a commanding or personnel officer
    Veterans: Copy of DD Form 214 (photocopy only)
    National Guard / Reserves: Documentation showing at least six years of honorable service (such as NGB Form 22, NGB Form 23, or retirement points statements)
  • What can a VA loan be used for?
    VA loans may be used to purchase or build a home, buy a condo or duplex, improve a home, refinance an existing mortgage, or add energy-efficient upgrades.
  • Can I refinance with a VA loan?
    Yes. VA refinance options include both cash-out refinancing and streamlined IRRRL programs.
  • I’ve already used a VA loan. Can I use my VA benefit again?
    Yes. VA loan eligibility is reusable in many cases. If your prior VA loan has been paid off and the property sold, eligibility can typically be restored. In some situations, eligibility may also be restored even if you still own the property.
  • How do I restore my VA loan eligibility?
    Eligibility is restored by submitting VA Form 26-1880 to the VA, along with proof that the prior VA loan was paid in full and, if applicable, that the property was sold (such as a payoff statement or HUD-1).
  • Can I still get a VA loan if only part of my eligibility is available?
    Yes. Partial remaining eligibility may still be used, depending on the loan amount and lender requirements. In some cases, a down payment may be required.
  • Is a surviving spouse eligible for a VA home loan?
    Yes. An unmarried surviving spouse of a veteran who died on active duty or from a service-connected disability may be eligible. Certain remarried surviving spouses may also qualify based on age and remarriage date.
